How the tools work

Every figure is worked out on your device, by methods you can read.

Private by design
The calculations run in your browser. Nothing you enter is sent to us or anyone else, stored on a server or put in a link. You do not need an account or an email address.
Methods you can check
Each tool explains how it works out its results, with the formulas and the conventions behind them, so a figure can be reproduced by hand or in a spreadsheet. The full method is in How the tools work.
Standard and Professional
Standard shows the inputs most people need. Professional adds fees, rate changes, conventions and assumptions for those who want them. Both run the same calculations on the same inputs.
Scenarios and downloads
Keep a base case and try other assumptions beside it, then download the inputs, results and schedules as an Excel workbook or a CSV file, or print or save them as a PDF.

The tools give general information, not advice. They work from the figures you enter and do not take into account your objectives, financial situation or needs. A lender, valuer, accountant or adviser will work from your full circumstances and their own policies, and their figures may differ.

In development

A Deal Studio is being built, in which one set of assumptions carries through a whole transaction: the price, the funding, the debt service, the returns and the stress tests. More specialised tools will follow. Each is added only once its calculations have been checked against an independent reference.
